
On large equestrian and estate lots backing onto open canyon land, Coto de Caza's Ipe decking, fencing, and gates face some of the harshest sustained sun exposure in south Orange County.
Long, exposed runs of Ipe fencing and expansive decking have no shared shade relief the way a smaller suburban deck might get from a neighboring structure or tree. Full exposure for the length of the day means UV breakdown of the surface oils happens uniformly and quickly across the entire installation, so an estate's entire fence line or deck can gray almost simultaneously rather than in patches.

Two Coto de Caza decks the same age can be in very different shape. These are the factors that account for most of the difference.
The dominant variable inland. Cover changes the schedule more than any product does.
Chlorine and constant wetting shorten the interval on the surround specifically.
Inland dust acts as an abrasive underfoot. Regular sweeping genuinely extends finish life.
Grease and heat damage are localised and worth protecting with a mat.
Shade helps, but tannin-heavy leaf litter left to sit will stain Ipe within days.
Most of the damage we are called to correct came from maintenance, not neglect.
Film-forming products cannot key into Ipe's density. They sit on top, peel in sheets and have to be stripped.
It lightens the grey but breaks down fibres and strips the extractives that give Ipe its rot resistance.
Oil over trapped moisture goes cloudy and lifts. Ipe needs to be genuinely dry before anything goes on.
They trap condensation against the boards through winter and cause more damage than the weather would have.
Ipe accepts very little. Excess left to cure on the surface stays tacky and collects dirt all season.
